Construction Phase

At last…Construction!

Next, the project enters the construction phase. A project “start-up” meeting is held with the consultant, general contractor, project manager, superintendent, architect and key subcontractors in attendance.  They review the schedule and discuss significant issues related to project scope and timeline. 

Depending upon the municipality, a pre-con meeting with the site-work contractor, city or county personnel, and the general contractor may be required. 

Project meetings are conducted every two weeks to review the project status and identify any action items needing follow-up.  They will also appoint a person accountable to perform the action items and set a timeframe for its completion. This, again, is a situation where a church-building consultant can be of great assistance to an owner. 

The matter of “schedule-compliance” should be reviewed at each meeting. Immediately prior to each progress meeting, the site superintendent or project manager, the consultant and the architect should conduct a walk-thru inspection of the project. Any deficiency or concern should be noted at that time and the proper correcting entity notified that day.
